Start with the property, not the label
A pod being pre-assembled or relocatable does not determine whether the project needs approval. The proposed location, associated works and rules affecting the land all matter. Ask about planning and building requirements before placing an order.
Prepare a clear description
Share the model dimensions, open canopy position, proposed base, services and a site plan. Identify boundaries, existing structures, pools and access routes. Tell your adviser whether the use is residential or commercial.
Use the right state starting point
In NSW, exempt development must meet the applicable standards and land requirements. In Victoria, planning and building permits are separate considerations. In Queensland, the local planning scheme and development category help determine the assessment pathway. These are starting points for a site-specific enquiry, not a conclusion that a pod is exempt.
Record the advice before you build
Ask which drawings and approvals are needed, who will prepare them and when they must be in place. Coordinate your base, services and delivery plan with that advice.
